The following report of the General Manager was presented as to the surrender of lease of No 156 Alum Rock Road:
No 156 Alum Rock Road.
The negotiations for the surrender of lease of above premises have now been concluded, the price agreed upon being £225.
The tenants will give vacant possession of the premises on or before the 31st July next, and in the meantime are to grant facilities for taking measurements, etc, preparatory to preparing a plan for structural alterations.
The Town Clerk has been instructed to enter into the necessary agreement in the matter.
520 RESOLVED:- That the General Committee be recommended to confirm the purchase of the leasehold interest referred to, at the sum of £225.
The following report of the General Manager relating to the proposed purchase of the freehold interest in Nos 154 and 156 Alum Rock Road was presented:
Re 154 - 156 Alum Rock Road.
Negotiations have been in progress for the purchase of the freehold of the above premises, recently acquired. The Trustees of Lord Norton's Estate, for whom Mr W D Pinney is acting, are only prepared to dispose of same on payment of £222, plus Solicitor's and Surveyor's costs. This price works out at 30 years purchase. Efforts have been made to get the price down to a 25 years' purchase but this the Trustees will not listen to. They make out the case that the Ground Rent (£7 8 0d. per annum) is a low one, being fixed when the property consisted of dwelling houses only. Mr Wilde agrees with this view, and considers the Bank would not do badly to purchase on above terms.
After consideration, Councillor Appleby has authorised Mr Wilde to purchase on the best terms he can.
521 RESOLVED:- That the General Committee be recommended to ask the Council to approve the purchase of the freehold interest in Nos 154 and 156 Alum Rock Road, for the sum of £222, plus Solicitor's costs. and subject thereto to instruct the Town Clerk to prepare and affix the Corporate Seal to the necessary documents.

1727 The following report of the General Purposes Sub-Committee was presented:
Lease of No 156 Alum Rock Road.
Arrangements have been made for the surrender of the lease of the above premises to be given to the Bank in consideration of the sum of £225. The necessary instruction to the Town Clerk has already been given by your Committee. Vacant possession of the premises can be obtained on or before 31st July next.
Freehold Nos 154 and 156, Alum Rock Road.
Negotiations are in progress for the purchase of the freehold interest in this property. The freeholders (the Trustees of Lord Norton's Estate) are willing to dispose of the same for the sum of £222, plus solicitors' and surveyors' costs, and your Sub-Committee recommend that the Council be asked to agree to the purchase at a sum not exceeding this amount.
1733 RESOLVED:- That the Town Clerk be instructed to complete the purchase of the freehold interest in Nos 154 and 156, Alum Rock Road, at the sum of £222, plus solicitors' and surveyors' costs, subject to the approval of the City Council, and to prepare and affix the Corporate Seal to any necessary documents, also that Minute No 1688 be discharged.

1772 The following Minute of the City Council passed on June 3rd was received:

The General Manager presented the following report:
Deposit on Contract for Alterations at Saltley.
Mr Squire, Contractor, has now placed in the Bank in the joint names of the Treasurer and himself a sum equal to 25% of his contract price for this work.

333 The General Manager called attention to the position of the alterations now being carried out a Alum Rock, and was directed to arrange for Mr Squire, the Contractor, to meet the Chairman of the General Committee on Friday, the 13th instant, with a view to the work being proceeded with more rapidly.
Finance Sub-Committee: April 6th 1925
On Minute No 333 (Alterations at Alum Rock) the Sub-Committee were informed that the Chairman of the General Committee and the General Manager had interviewed the Contractor and the Architect with reference to the slow progress made in carrying out this contract, with a view to steps being taken to prevent further delay. In discussing the matter the Sub-Committee expressed the view that the nonfulfilment of the terms of the contract was a matter for the Architect, whose province it was to see that the conditions of the contract, and the time limit, were complied with.
It was accordingly:
342 RESOLVED:- That a General Manager be directed to write to Mr McMichael calling attention to the delay which had arisen in connection with certain contracts in respect of which he is acting as Architect, and requesting him to take the necessary steps to speed up the work and to obviate such delays in future.
Finance Sub-Committee: May 11th 1925
On Minutes Nos 311 and 322 (22, High Street, Aston - Compensation to tenant) the Sub-Committee were informed that Mr Tafft, the tenant in question, had now taken up residence at the new premises at Saltley. The question was considered of the payment of a sum in addition to the grant of £10 already made in respect of the inconvenience and discomfort borne by Mr Tafft and his family during the carrying out of the alterations at 22, High Street, Aston, covering in all a period of over twelve months. It was felt that under the circumstances and in view of the manner in which Mr Tafft has assisted the Bank under trying conditions a substantial sum should be paid in consideration thereof. It was accordingly:
351 RESOLVED:- That the sum of £40 in addition to the £10 already sanctioned be paid to Mr Tafft.

The Committee were informed that the Hut which had been utilised for the purpose of a Bank on the site at Alum Rock lent to the Bank by Messrs Ansells Brewery Co, was now vacant as the Branch premises has now been moved to Nos 114 & 116, Alum Rock Road.
2085 RESOLVED:- That the Chairman be requested to send a communication to Messrs Ansells Brewery Co conveying to them the best thanks of the Committee for their kindness in allowing the hut in question to remain on their land for the past 5½ years with no charge in respect of rent.
General Purposes Sub-Committee: June 8th 1925
The Sub-Committee were informed that Mr E M Squire, the contractor for the Bordesley Green alterations, had pointed out that the sum of £450, remained due to him in respect of the contract carried out by him at Alum Rock Road and asked for this amount to be held on behalf of the Bank as part security for the due fulfilment of the contract at Bordesley Green in lieu of making a deposit or obtaining securities.
759 RESOLVED:- That the request of Mr E M Squire be complied with.

The attention of the Sub-Committee was called to the fact that communication between the adjoining tenants and the Bank tenant at 154 Alum Rock Road, had been set up by using an old door in the fence.
