On Minutes Nos 611 and 669 (sites for branches) the General Manager presented the following report [re Hay Mills and South Yardley district]:
PROSPECTIVE SITES FOR BANKS.
HAY MILLS & SOUTH YARDLEY DISTRICT.
164 Houses to be erected near Madcap Lane, South Yardley.
1110 Houses (approx.) to be erected between Hob Moor Road and Coventry Road.
Smaller plots of 56 & 96 adjacent.
The present Hay Mills Branch should suffice.

190 The General Manager informed the Sub-Committee that Mr Frank Wilde had now made arrangements for the flat at Hay Mills Branch to be let at a rental of 22/- per week plus rates.

The question of letting the flats at the Hay Mills and Summer Lane Branches in respect of which the Police Department had notified the General Manager that they would not require the accommodation was considered, and it was:
310 RESOLVED:- That the General Manager be instructed to direct Mr Wilde to make arrangements for the letting of the flats at the best rental obtainable.

On Minute No 310, the General Manager reported that arrangements had been made for the letting of the flat at Hay Mills Branch to Mr James Anderson of 156 Bishop Street, Birmingham, for a period of 3 years at a rental of £35 per annum, the tenant to be responsible for rates and interior repairs.
329 RESOLVED:- That the General Committee be recommended to confirm the action taken in the matter and to instruct the Town Clerk to prepare and seal the necessary agreement.

On Minute No 3471 (Lease of Flat at Hay Mills), the Town Clerk presented the following report as to the completion of the necessary documents:

Flat at Hay Mills Branch.
I have to report that in accordance with the above Minute I have completed a Lease of the above flat to Mr James Anderson for three years from the 24th June 1929 at the annual rent of £35, the Lessee paying rates and taxes and keeping the interior of the premises in repair.
The Lease contains a covenant by the Lessee to use the premises as a dwellinghouse only and not for the purpose of trade, business or profession.

4021 The following report of the Finance Sub-Committee was presented:
Arrears of Rent etc - Hay Mills Flat.
Your Sub-Committee report that an amount of £18. 14. 5 is due from the former tenant of the Hay Mills Flat (J Anderson) in respect of rent and water charges. Mr Anderson had promised to pay off the arrears at the rate of £1. 0. 0 per week, but this undertaking has not been fulfilled.
Your Sub-Committee accordingly recommend that the Town Clerk be instructed to take the necessary proceedings for the recovery of the arrears owing.
4022 RESOLVED:- That the Town Clerk be instructed to take any necessary steps for the recovery of the arrears of rent, etc amounting to £18. 14. 5. owing by Mr J Anderson in respect of his former tenancy of the flat at the Hay Mills branch.

On Minute No 526 (Arrears of Rent - Hay Mills Flat), the Sub-Committee were informed that the Town Clerk had taken action for the recovery of the arrears, payments in respect of which were now being made.

The General Manager submitted a proposal that the Hay Mills flat be let to Mr A Glover (a Police Constable attached to the Digbeth Police Station) and it was:
4094 RESOLVED:- That the flat at the Hay Mills Branch be let to Mr A Glover (a Police Constable attached to the Digbeth Police Station) for a period of 3 years at a rental of £30 per annum plus rates and cost of internal repairs; and that the Town Clerk be instructed to prepare and if necessary affix the corporate seal to any necessary document.

4123 The following report of the Finance Sub-Committee was presented:
Letting of Hay Mills Flat.
Your Committee at their last Meeting approved arrangements for letting the flat at the Hay Mills Branch to Mr A Glover, a Police Officer. The latter has now withdrawn his application, the Watch Committee having provided him with a dwellinghouse. Your Sub-Committee therefore recommend that Minute No 4094 be discharged, and the General Manager directed to arrange to let the premises to another suitable tenant.
4124 RESOLVED:- That Minute No 4094 be rescinded, and that the General Manager be instructed to take steps to let the flat at the Hay Mills Branch to a suitable tenant.

Your Sub-Committee report that arrangements have been made for the letting of the undermentioned flat on the terms mentioned:
Hay Mills Branch - letting to Mr W G Moss for a period of three years at a rental of £36 per annum plus rates and cost of internal repairs, the rent to be paid quarterly in advance.
Your Sub-Committee recommend that the above-mentioned arrangements be confirmed and that the Town Clerk be instructed to prepare any required documents, affixing the Corporate Seal, where necessary.
4160 RESOLVED:- That the arrangements made, as indicated in the foregoing report of the Finance Sub-Committee, for the letting of the flat at the Hay Mills Branch on the terms mentioned in the report, be approved; and that the Town Clerk be instructed to prepare any necessary documents, affixing the Corporate Seal thereto, if necessary.

4302 The following report of the Finance Sub-Committee was presented:
Tenancy of Hay Mills Flat.
In connection with the letting of this flat to Mr Moss, the present tenant, arrangements were made for the rent to be payable quarterly in advance.
After considering representations made by Mr Moss, your Sub-Committee have agreed that, subject to the payment of the current quarter's rental, the tenant should be allowed to make future payments monthly in advance.
4303 RESOLVED:- That the action of the Finance Sub-Committee in provisionally consenting to allow the tenant of the Hay Mills Branch to pay the rent monthly in advance instead of quarterly in advance be confirmed.
